2. Main Terms and Conditions
To qualify, the applicant must proceed with an investment of at least €300,000 + VAT in one of the following categories:
A. Residential Property
Acquisition of a house or apartment with a minimum value of €300,000 + VAT from a property developer. The property must be a first sale. The applicant may purchase up to two units, including from different developers, provided they are new properties.
B. Commercial Property
Investment in non-residential real estate, including offices, retail units, hotels, or a combination thereof, with a total value of at least €300,000. These properties may be acquired on the resale market.
Key Conditions
The investment must be maintained for the entire duration of the residency status. If the asset is sold, it must be replaced with another qualifying investment of equal or higher value.
At the time of application submission, the amount of €300,000 (excluding VAT) must be fully paid, and the sale agreement must be registered with the Land Registry.
The investment funds must originate from abroad and must not be derived from local borrowing.
If the investment is made in residential property, the applicant’s income must originate entirely from abroad. If the investment is made under the commercial category, income may partially originate within Cyprus, provided it is taxable in the Republic.

1. What type of investments qualify for the Fast Track PRP?
An investment of at least €300,000 + VAT in either residential real estate (primary market) or commercial real estate, including resale assets.
2. Must the property be brand new?
Residential property must be new.
Commercial property may be either new or resale.
3. How do you distinguish between new and resale property?
A new property is one that is being purchased for the first time.
A resale property has been previously owned.
New properties are subject to 19% VAT, while resale properties are VAT-exempt.
4. Can the property be purchased through a company?
Yes, provided that the company is registered in Cyprus, the EU, or the EEA, and the applicant and/or spouse are the ultimate beneficial owners.
5. Are there additional financial requirements?

8. Can the property be purchased from a third party?
Residential property must be purchased from a developer.

9. Banking requirements
The applicant must:
— provide evidence that funds originate from abroad
— comply with KYC (Know Your Client) and AML (Anti-Money Laundering) procedures
10. Which family members are eligible?
— main applicant

— children up to 25 (if financially dependent and studying, with separate application)
11. What about adult children?
They may apply separately if they are students and financially dependent.
An additional €10,000 annual income per child is required.
12. Is renewal required?
No. However, the applicant must annually confirm:

14. Can I work in Cyprus?
